Accessory Buildings


This guide is provided as a courtesy to assist with the placement of shed/accessory building on your property. It is not a comprehensive guide and should not be taken as such. If you have specific questions, please contact the City prior to proceeding with the placement of a shed/accessory building.

GENERAL GUIDELINES
The installation, relocation, or replacement of sheds within the City of Crooks needs to comply with the Crooks Zoning Regulations. A shed will count towards the maximum allowable accessory buildings. An exception exists for residents with a detached primary garage, if the garage is less than 1000 sqft., then one accessory building of 400 sqft. or less will be allowed. Sheds cannot be used for dwelling purposes!

SHED MATERIAL
A shed’s primary materials cannot be cloth, canvas, plastic sheets and tarps, or similar materials, except for greenhouses. Steel siding and roofing is acceptable as exterior material, if the shed is under 200 sq ft.

SETBACKS
- 4ft from the rear and side yards.
- Cannot be located in the front yard.
- Not more than 12 feet (one story) high (measured from grade).
- Door opening no greater than six (6ft) width
- Not located within ten (10) feet of principal structure.

SIZE
Sheds cannot be more than 200 square feet in size unless a conditional use permit has been obtained first.

DO I NEED A PERMIT FOR A SHED?
No permits are required for the placement of a shed 200 sqft or smaller . A shed exceeding 200 sqft. will require a building permit and a approved conditional use.

HOW DO I SECURELY ANCHOR MY SHED?
Typically, a concrete pad with the shed bolted to the pad will satisfy the requirement. Other methods exist and should be discussed with the building official prior to beginning work on the shed.

CAN I PLACE A SHED IN AN EASEMENT OR DRAINAGE WAY AREA?
No sheds may be built on a drainage, utility, or other easement. Any shed constructed within an easement can be moved or removed at any time from that easement with the expense falling upon the property owner.

ARE SHEDS ALLOWED IN A FRONT YARD?
No sheds may be placed in a front yard.

WHAT ABOUT CORNER OR DOUBLE-FRONTAGE LOTS?
Corner and double-frontage lots have differing restrictions regarding placement of sheds. Zoning regulations dictate that all corner lots and double-frontage lots have a required front yard for setback purposes along each street frontage. Sheds are not allowed to be placed in this front yard setback.

OVERSIZED ACCESSORY BUILDINGS?
Sheds exceeding 200sqft.require a conditional use permit prior to placement. Sheds exceeding 200sqft. have additional requirements as to materials and structure characteristics.
